A relatively new build which opened in 2019, this is an opportunity to work with all modern systems. Working as part of a Marriott Franchise Team, this is an excellent role for personal development into Marriott systems in addition to day to day and proactive property maintenance. Position Overview : As a Maintenance Manager, you will report directly to our General Manager and be responsible for overseeing the daily maintenance operations of the hotel. You will handle reactive maintenance tasks that come in through the maintenance app SnapFix and lead preventative maintenance. A good knowledge of Heating and Ventilation systems, Fire Safety and Building Regulations are all required. Additionally, you will need to be proficient in carpentry, plumbing, plastering, painting, and wall covering. Electrical proficiency is also beneficial. Responsibilities : Reactive Maintenance : Respond promptly and efficiently to maintenance requests received through the SnapFix app. Utilize your expertise in carpentry, plumbing, plastering, painting, and wall covering to address maintenance issues effectively. Assess and prioritize tasks based on urgency and impact on guest satisfaction. Daily assignment and delegation of reactive maintenance tasks to the engineering team members. Ensure timely completion of maintenance jobs, adhering to service level agreements. Preventative Maintenance : Work closely with the General Manager, to develop and execute a comprehensive preventative maintenance plan for the hotel. Work with all contractors managing SLAs and routine, scheduled maintenance site visits by these contractors. Conduct regular inspections to identify maintenance needs and potential issues. Utilize your skills in carpentry, plumbing, plastering, painting, and wall covering to perform preventative maintenance tasks. Schedule and oversee preventative maintenance tasks, ensuring they are completed according to established timelines. Maintain accurate records of all preventative maintenance activities and update maintenance logs. Manage and Teamwork : Leading the maintenance team, providing guidance, training, and support. Collaborate with the General Manager to develop and implement standard operating procedures for the engineering department. Delegate tasks to team members based on their skills and expertise. Foster a positive work environment, encouraging teamwork and cooperation among team members. Reporting and Documentation : Prepare regular reports on maintenance activities, including reactive and preventative tasks, for review by the General Manager. Complete and Keep up to date with all aspects of Marriott required maintenance reports. Maintain and update our Crisis Plan folder where required. Maintain accurate records of maintenance work, equipment repairs, and inventory. Ensure compliance with health and safety regulations and maintain appropriate documentation. Assist in the evaluation of suppliers and contractors, ensuring quality work and competitive pricing. The Candidate, Knowledge, Skills and Ability : High school diploma or equivalent qualification. Technical or engineering degree is preferred. Good communication and interpersonal skills to liaise with team members, hotel staff, and external contractors. Proficiency in carpentry, plumbing, plastering, painting, and wall covering. Familiarity with maintenance management software or apps, such as SnapFix, is a plus. Excellent problem-solving skills and the ability to handle multiple tasks simultaneously. Strong leadership and team management abilities. Proactive approach to identifying and resolving maintenance issues. Ability to work independently, take initiative, and make sound decisions. Relevant paperwork / Visa entitling candidates to work full-time in Ireland is an essential requirement.
