For more information, visit DESCRIPTION SUMMARY This role involves contributing to an exceptional resident experience through high standards of repairs and maintenance.
The successful candidate will inspect, diagnose faults, undertake minor repairs, and maintain the building(s), grounds, and equipment.
KEY RESPONSIBILITIES Work as part of a supportive team to ensure high levels of cleanliness and maintenance within the community.Communicate effectively with residents, clients, and colleagues, demonstrating understanding and initiative.Manage tasks within budgetary and resource constraints.Monitor and complete maintenance tasks using the electronic reporting system, ensuring quality and timeliness.Maintain accurate maintenance records and admin procedures as per company policies.Manage stock levels and plan ahead for supplies.Respond to urgent calls outside office hours, coordinating with contractors as needed.Perform repairs including plumbing, carpentry, painting, lighting, and statutory testing to a high standard.Address health and safety issues promptly and appropriately.Move furniture and heavy items as required.Inspect and maintain common areas, refuse, and recycling facilities.Supervise external contractors, ensuring compliance with safety standards and proper documentation.Assist with resident move-ins, move-outs, and refurbishment works.Support community security and manage statutory testing records such as PAT, emergency lighting, and fire safety checks.Maintain gardens and grounds, supervising external contractors to ensure standards.Follow safety procedures and report incidents using proper systems.Review site risk assessments in collaboration with the Community Manager.KEY RELATIONSHIPS Onsite team membersCommunity ManagerExternal stakeholdersQUALIFICATIONS & EXPERIENCE Knowledge & Qualifications Education to O' Level / GCSE or equivalent, with strong written and numerical skills.Awareness of health and safety regulations on site.Trade qualification such as Building Crafts Operative Certificate, City and Guilds, or NVQ relevant to residential repairs and maintenance.Experience & Skills Essential Experience in residential repairs and maintenance or general construction, including trades like plumbing, electrical, or carpentry.Fluent in English, both verbal and written.Friendly, professional, and courteous communication with colleagues and residents.Strong team player with relationship-building skills.Proactive with minimal supervision.Ability to identify cost-effective repair solutions.Experience supervising contractors and suppliers is desirable.Excellent organizational skills, ability to multitask and prioritize.Numerical skills for accurate record-keeping and cost estimation.Flexible and adaptable to changing environments.
